Toronto’s commercial sector is facing a reality that won’t go away on its own: electricity costs keep climbing. Between 2022 and 2025, the average cost of electricity for Ontario businesses rose by approximately 28%, from around $93 per MWh to nearly $120 per MWh, and analysts expect rates to keep trending upward through the rest of the decade. For property owners, developers, and business operators in the GTA, that’s not just an inconvenience. It’s a material threat to margins and long-term competitiveness.

Commercial solar isn’t a fringe solution anymore. It’s a proven, financially defensible strategy to lock in your cost of power, reduce dependence on the grid, and build real long-term value into your property. And in 2026, the incentive landscape has never been more favourable for businesses ready to act.

The Case for Going Solar in Toronto Right Now

Toronto’s commercial real estate and business community is uniquely positioned to benefit from solar. Flat industrial rooftops, sprawling parking lots, warehouse facilities, and multi-storey commercial buildings all represent underutilized solar real estate. A well-designed rooftop solar system doesn’t just offset electricity costs – it stabilizes them for 25 years or more, removes exposure to future rate increases, and adds measurable value to the property itself.

The math is compelling. A business spending $10,000 a month on electricity today, at the current rate trajectory, could be spending $14,000 or more per month within a decade. A solar system that covers a significant share of that load effectively freezes a portion of those costs at today’s rates, or better and with the right incentive stack, the upfront capital cost is dramatically reduced.

Every Program, Grant, and Incentive Available to Toronto Commercial Operators Right Now

Understanding what financial support is actually available, and currently active, is half the battle. Here is a complete breakdown of valid programs as of April 2026:

1. Clean Technology Investment Tax Credit (CT ITC) — Federal

This is the single most impactful incentive available to Canadian businesses investing in solar. Introduced in the 2022 federal budget and active through December 31, 2034, the CT ITC provides a 30% tax credit on the capital cost of eligible clean technology equipment. For commercial solar, this includes solar panels, inverters, mounting systems, and battery storage systems. For Canadian corporations, a significant portion of this credit is refundable – meaning eligible businesses can receive a cash return from the CRA even if the credit exceeds their tax payable in a given year. The credit also carries forward 20 years and back 3 years, giving businesses maximum flexibility. Eligible equipment must be new, Canadian-installed, and intended for exclusive use in Canada. This program is administered jointly by the CRA and Natural Resources Canada. Click here to learn more.

2. Save ON Energy — Retrofit Program for Business (IESO)

Administered by Ontario’s Independent Electricity System Operator (IESO) through local distribution companies, the Save ON Energy Retrofit Program for commercial and industrial clients offers incentives based on projected kilowatt-hour savings. Since January 2025, the program expanded to include province-wide solar PV system installations as an eligible measure. For large commercial solar arrays greater than 50 kW in some regions, incentives can reach $860 per kW of AC capacity, capped at 1,000 kW. Custom incentives are available for commercial and industrial projects, calculated against actual electricity savings. The program’s 2025–2027 budget is $1.8 billion, with a forecasted target of 900 MW in peak demand savings – meaning capital is available, but early application is critical. Eligible property types include commercial buildings, industrial facilities, municipal buildings, schools, hospitals, multi-residential buildings, and agricultural facilities.

3. Save ON Energy — XLerate Program (Large Commercial/Industrial)

For large-scale, complex energy-efficiency projects, XLerate is Save ON Energy’s companion program designed for industrial, municipal, institutional, and healthcare facilities. It provides project feasibility study funding at a 50% cost share, and project incentives of up to $300/MWh, covering up to 75% of eligible project costs with a maximum of $15 million per project. This program is ideal for large-format commercial solar deployments with annual electricity savings exceeding 600 MWh.

4. Green Industrial Facilities and Manufacturing Program (GIFMP) — Federal / NRCan

This $194-million federal program from Natural Resources Canada targets industrial facilities seeking financial support to implement energy efficiency and energy management projects. Eligible businesses can receive up to $10 million per proposal in cost-shared financial assistance through March 2027. The program also supports energy management information systems, with incentives up to $50,000 for smaller facilities and up to $250,000 for larger industrial operations covering up to 50% of eligible costs. For Ontario manufacturers and industrial operators, GIFMP can be stacked with the Clean Technology ITC to maximize total project returns.

5. Energy Retrofit Loans — City of Toronto

The City of Toronto offers financing for commercial building owners undertaking energy retrofits, including solar installations. This program is designed to reduce the upfront capital barrier by attaching financing to the property rather than the individual — making it an accessible option even for businesses that prefer to preserve operating capital or credit lines. Solify actively navigates this program on behalf of commercial clients in the Toronto area.

6. Save ON Energy — Existing Building Commissioning Program

This program helps commercial and industrial building owners identify and implement energy-saving opportunities within existing systems. Solify is a listed partner for this program, meaning clients benefit from Solify’s experience navigating pre-approval requirements, documentation, and submission timelines.

7. Accelerated Capital Cost Allowance — CCA Class 43.2

While not a grant, CCA Class 43.2 allows businesses to write off 100% of the capital cost of eligible clean energy equipment, including solar systems, in the first year of operation. This effectively creates a major tax shield in Year 1, improving the after-tax cash flow profile of a solar investment significantly. It can be stacked with the CT ITC for combined federal tax benefit that meaningfully accelerates payback timelines.

Important Note on Closed Programs

As of 2026, both the Canada Greener Homes Grant and the Canada Greener Homes Loan programs are closed to new applicants. The Canada Greener Homes Affordability Program (CGHAP) has begun rolling out as a replacement, but is currently focused on low-to-median income households and does not yet universally include solar in all provinces. Commercial operators should not rely on these programs and should focus on the active incentives listed above.

Where Solify Stands Apart

Plenty of solar contractors in Toronto will sell you a system. Far fewer can do what Solify does and the difference matters enormously when you’re making a capital decision that affects your business for the next 25 years.

Solify is a full turnkey commercial solar partner, not just an installer. That distinction defines everything about the client experience.

When a Toronto business works with Solify, the process starts with a detailed Commercial Solar ROI Report — a business-case document that includes a real usage profile from actual electricity bills, an optimized system design, and a complete financial model covering installed cost, grant and ITC deductions, net project cost, year-one savings estimate, 25-year total savings projection, payback period, and internal rate of return. This is documentation you can take to a CFO, a board, or a lender. It’s not a brochure – it’s a business case.

From there, Solify manages structural and electrical feasibility, engineering, permitting, utility interconnection, and construction. After commissioning, the team handles ongoing monitoring and maintenance. For clients interested in battery storage, Solify designs integrated systems that optimize for peak shaving, demand management, and backup power. Optional Tesla Powerwall and other battery solutions are available through Solify’s status as a Tesla Certified Installer – one of a small number of companies in Ontario with that designation.

On the incentive side, Solify manages the full application and documentation process. That means handling CT ITC documentation packages for CRA, coordinating Save ON Energy pre-approvals and submissions, and navigating City of Toronto programs – all without the client needing to understand the bureaucratic complexity themselves. This matters: missed documentation or incorrect submissions can cost businesses tens of thousands of dollars in otherwise eligible credits.

Solify’s partnerships also set it apart. The company works alongside CHBA-registered contractors, holds RenoMark certification, carries Energy Star recognition, and partners with leading equipment manufacturers including SolarEdge, LONGi Solar, Panasonic, Bosch, and TerraGen Solar, ensuring commercial clients have access to tier-one hardware with bankable performance warranties.

The company’s track record in commercial installations across Ontario is visible in its project gallery, which includes warehouse rooftops, commercial buildings, and multi-unit properties throughout the GTA. Client testimonials, including from a project manager who commissioned a commercial building installation, speak to the quality of execution and professionalism of the team.

The Bottom Line for Toronto Business Owners

Ontario electricity rates have risen 28% in three years. They are not going back down. Commercial solar, paired with the right incentive strategy, gives Toronto businesses a way to take control of their energy costs, stabilize operating expenses, improve building value, and reduce their carbon footprint – all at a net cost that, after available incentives, is lower than most business owners expect.

The incentive window is real, it is active, and it will not last indefinitely. The CT ITC runs through 2034, but Save ON Energy budgets are allocated on a rolling basis and early applicants benefit most. The best time to understand your numbers is now.

Solify offers a free Commercial Solar ROI Report with no commitment – just clear, business-case-quality analysis of your specific situation.
